One of two cooperative housing developments designed (but never fully realized) by Eckbo and his architect colleagues Stein and Funk, Ladera was to be a planned community of single-family homes, parks, pathways, and plantings near Palo Alto with sufficient infrastructure and amenities to support itself and neighboring developments. Due to government restrictions, such as Regulation X, which disallowed government insurance on loans in racially mixed developments, Ladera was never built as conceived and was eventually redeveloped by Eichler Homes. Another unrealized cooperative development, Community Homes in Reseda, CA, was designed by Eckbo in collaboration with architect Gregory Ain
